4-Step Construction Process
1. Light foundation
Due to their lightweight structures, foundations are designed as a simple reinforced concrete slab, with variable thickness depending on the type of building. A high soil bearing capacity is not required, as the overall weight of the homes is low.
For a single-story house, an allowable soil pressure of 0.05 MPa is sufficient, which is commonly available in most cases.
2. Structure assembly
The profiles forming the lower frame of the structural system are placed on the leveled concrete slab. This base frame includes the connection points for the vertical profiles.
Once the structural framework is erected, a waterproof insulating membrane—also known as a vapor barrier—is applied to the exterior face of the vertical profiles before installing the exterior cladding panels, ensuring full airtightness of the interior cavity.
3. Cladding panels
Vertical panels are non-load-bearing, although they contribute to stabilizing horizontal movements of the structure. Their primary function is to act as an exterior enclosure or interior partition.
The cavities between panels are filled with thermal and acoustic insulation material, such as rock wool or fiberglass.
4. Finishes
The joints between exterior panels are sealed with an elastic, weather-resistant sealant.
Panels allow for any type of finish, including mortar, paint, or cladding (ceramic, stone, or composite). For pitched roofs, traditional ceramic tiles with battens are used.
The system also supports a wide range of flat roof solutions, such as sandwich panels, corrugated decking with concrete, or Deck systems.

Frequently asked questions about industrialized homes
What are the advantages of industrialized construction?
Less risk. Since it is an industrial process, the quality controls applied to the production chain substantially reduce the risks that the project can face.
Cost control. Industrialization allows a full control of your budget.
Cost savings. Its lower cost make possible to do projects with your own resources or with lower investor risk.
Less construction time. It substantially reduces construction times and facilitates its control.
No auxiliary machinery or skilled labor is needed.
Simple assembly, less labor at the construction site (6-8 people) and less work-related injuries.
Is the Steel Frame resistant to earthquakes and rough weather?
Due to its high reliability, steel frame construction is one of the most used systems in countries with high seismic risk. Steel trusses have an excellent structural capacity, a high stability and are designed to withstand earthquakes, wind or snow and to remain unaffected by climate oscillations. Our structures are calculated according to the Standard NCSE-02 seismic-resistant construction.
Is the Steel Frame a durable system?
EcoFrame Spain constructions are made with the same galvanized steel used by automotive companies. It has a zinc coating two times thicker than other solutions, minimizing corrosion risks even in coastal locations.
We only use materials of high quality and durability and with an excellent performance even in the most adverse weather conditions. The structures are non-combustible and have a high abrasion resistance. The rest of materials used in the construction meet the international standards and are resistant to fire, insects and fungi.
As our buildings comply with European construction standards, they can be adapted to local requirements almost anywhere in the world. Its durability is comparable to traditional construction.
How to build a house foundation with EcoFrame system?
Prefabricated homes using the EcoFrame system do not require a complex foundation since it is a lightweight structure. The most common foundation is made by a simple slab of reinforced concrete. Moreover, it is not necessary that soil has a high load bearing capacity.
How complex is the construction of a prefab house with the EcoFrame system?
EcoFrame has optimized steel framing in order to make it simpler and faster.
We have invested more than 2 years in R&D to create our own building system with significant improvements to the traditional Steel frame.
Our symmetrical frames facilitate assembly and avoid errors.
We have incorporated metal strips in the lower frames design in order to facilitate the support of the enclosure panels.
The assembly of the structure is performed with a single screw type.
No special parts or stiffeners are required.
It allows vertical mounting, frame by frame without the need of special joints.
We provide pre-mounted kits for electricity and plumbing and quick connections.
Frames come with drilled holes to fit installations.
Screws are embedded into the structure to avoid embossments that may hinder assembly.
We provide assembly instructions and tools.
We offer team training at destination.
We also offer technical support throughout the process.
Facilitamos manual de montaje y herramientas necesarias.
Nos ocupamos de la formación de equipos en destino.
Servicio de asistencia técnica durante todo el proceso.
Is it cheaper to build a prefab house with EcoFrame system than other systems?
The construction system based on galvanized steel light frames is very competitive. According to builders around the world, steel frame is more affordable than other building systems.
Since our system requires less time and companies involved in the home building, most of the costs can be reduced.
There is no need to invest in heavy and complex machinery. We will provide a complete housing.
Unlike other building systems, EcoFrame does not require a special software or licensing fees.
Is the Steel Frame a sustainable building system?
The steel frame construction is a highly environmentally friendly system.
Since it is a dry construction system, water consumption on the construction site is reduced by 90%.
It reduces energy consumption and CO2 emissions when compared to traditional brick construction.
It generates very little waste.
Steel is a 100% recyclable material.
It reduces the pollution when compared to the transport of building materials.
It improves energy efficiency and comfort inside the house by using thermal and acoustic insulation in ceilings and walls.
Can I build any type of project with EcoFrame system or do I have to adapt to a specific model?
We can adapt any project to our building system.
